Commercial façades and glazing
We clean and maintain curtain walls, composite panels and rainscreen façades on office buildings, shopping centres and hotels, without closing entrances or car parks.
Scope of work
- Periodic cleaning of glass and aluminium framing
- Cleaning composite panels and rainscreen cladding
- Renewing silicone seals at joints and windows
- Replacing façade elements together with the system supplier
- Visual inspection of fixings with a photo report by drop
- Work scheduled outside office hours on request
When rope access makes sense
When the building has no façade cradle, or the cradle does not reach every area, and a platform from the ground would block entrances, parking or pavements.
For a full façade refurbishment, scaffolding remains the usual answer; we look after the maintenance in between.
How the job runs
-
Building calendar
We agree working windows, entrances and walkways with the building manager.
-
Roof anchorages
We use the existing anchors or propose temporary solutions with the owner’s consent.
-
Drop by drop
We work in vertical drops with the area below marked out and protected.
-
Handover by elevation
You receive a report for each elevation, with notes on seals and fixings.
Rope access, scaffold or crane?
We choose the method after the site visit. If a scaffold or a MEWP suits your job better, the quote will say so.
| Criterion | Rope access | Scaffold | Crane / MEWP |
|---|---|---|---|
| Mobilisation time | hours, once the plan is approved | days to erect and strike | depends on plant and permits |
| Reach into tight areas | good: interiors, façades, steelwork | limited by building geometry | limited by boom reach |
| Ground footprint | minimal, exclusion zone only | for the whole job | outriggers and a cordon |
| Impact on operations | low, work runs section by section | high around the scaffold | medium, with traffic restrictions |
What helps us quote
- Height and area of the elevations
- Façade type (glass, composite, rainscreen)
- Whether there are anchors on the roof
- Frequency: one-off or annual contract
- Tenants’ restrictions on timing

Frequently asked questions
How is the price set if you do not publish rates?
It depends on the area and type of façade, how dirty it is, access to the roof and anchors, the number of drops and the working hours required. Annual contracts are priced per visit.
Can the work be done without disturbing tenants?
Largely, yes. We work in drops, give floors advance notice and can schedule sensitive areas early in the morning or at weekends.
The building has no roof anchors. What then?
We review the temporary options available with the owner’s consent. For repeat work we recommend installing permanent anchors.
Do you offer periodic cleaning contracts?
Yes, with a fixed number of visits per year, scheduled around the season and the building’s activity.
